Living in the countryside with wonderful Swedish neighbors

A perfect home for a family looking to relocate, offering plenty of space and charm—a beautiful villa with the character of a bygone era. It provides a living space where history, personality, and comfort converge. You have the opportunity to reside in a house built in 1923—originally constructed as a multi-generational home for a family of tailors—which retains an authentic atmosphere and holds many stories within its walls.
The property features generous living areas, including multiple bedrooms, two bathrooms, and versatile rooms well-suited for family life, home offices, or hobbies. A former studio space remains at the rear of the house, now divided into two rooms with their own private entrance.
The home boasts a lovely, elevated garden filled with fruit trees and berry bushes, complemented by a terrace added in 2023. Here, you can enjoy peace and tranquility, all while having local village amenities, a school, and convenient transport links just around the corner.

The entrance level opens into a hallway, leading to a kitchen equipped with a wood-burning stove that creates a warm, cozy atmosphere. Adjacent to the kitchen are a dining room, a pantry, and a larder, providing extra space and character.
Also on the ground floor are a bedroom, a spacious living room, and a shower room. The former studio area—dating back to the original construction of the house—is now split into two rooms with their own separate entrance; these spaces offer great potential for use as home offices, hobby rooms, guest quarters, or creative studios.
Upstairs, you will find a landing and three bedrooms. There is also a large bathroom, renovated in 2018, featuring a toilet, vanity unit, bathtub, and shower. The hallway provides access to a balcony—a wonderful spot to enjoy the outdoors during the warmer months.
The house includes a full basement, which houses a boiler room, a laundry area, and a large storage space. Most of the basement floor has recently been finished with cement. The property is heated by a pellet boiler, with the burner scheduled for replacement in 2025. Over the years, the property has undergone several practical updates, including the kitchen in 2005, the bathroom in 2018, and a metal roof installed in 2015. Fiber-optic internet has been connected.

Much of the garden is around 60 years old and dominated by lilacs. It features four apple trees (including the local ‘Ullström’ variety), two pear trees, three cherry trees, currants in various colors, gooseberries, raspberries, strawberries, rhubarb, and grapes. There are six raised garden beds (constructed from pallet collars) where herbs thrive, while the rest of the garden consists of larger, open planting areas. In the southwest corner of the property, there is a small, natural pond that serves as a habitat for frogs. A patio, shaded by chestnut trees, was added in 2023. In the spring, crocuses and lilies of the valley appear, followed by a vibrant display of traditional, heirloom-style flowers, such as lilies and roses.
The house was built in 1923 as a multi-generational home for a family of tailors. The upper floor contains three bedrooms and a bathroom, while the ground floor features a living room, kitchen, two studio rooms, a pantry, and a bathroom. The extension at the rear is contemporary in design, and the studio space is divided into two rooms with their own private entrance. The basement is fully heated and has recently undergone extensive concrete work. The heating system uses a pellet boiler, with the burner scheduled for replacement in 2025.
We began replacing the roof in 2013. As the upper floor was largely unfinished, we constructed two bedrooms and a bathroom, designed in a traditional style that complements the character of the house. New wooden windows—fitted with drip caps—were purchased for the entire property; the windows on the upper floor have been replaced, while those on the ground floor remain. Additionally, there are windows available for a glass-enclosed veranda. We installed a water-based underfloor heating system on the upper floor in 2016, and a similar system was installed throughout much of the ground floor in 2006. This is also the year—based on the ground floor—that the kitchen was last renovated. Several features from the 1920s remain intact, including the beaded-board wainscoting in the entrance hall, the wooden staircase, and the kitchen pantry.
The facade consists of two layers: an older, lower layer of wooden siding covered by fiberboard, over which a newer layer of siding was installed about 40 years ago. Parts of this outer layer will eventually need to be replaced, and the areas affected by renovations on the upper floor currently have only temporary protection that requires proper repair. However, the underlying structure is sound; with a proper facade restoration, the house will truly reach its full aesthetic potential. With just a few simple measures, it could look far more attractive than it currently appears.

Position
We have lived here for 14 years—from the time our children were toddlers until they grew up and moved away—and we have loved it. It is a quiet, green location along a country road, with a private path leading to the school. Easy cross-country ski trails, a soccer field, a hockey rink, and downhill ski slopes are all within 200 meters, and you don’t have to cross a single road to reach them. There are spots for swimming in the summer, as well as hiking trails and wilderness areas just outside the village. A bus stop for the Karlstad bus is 25 meters away, and the train station is 400 meters away.
