General Terms and Conditions (GTC)
Dream Home Sweden (Status: April 2026)
1. Scope
These General Terms and Conditions (GTC) apply to all contracts, services and offers between HausTraum Schweden AB (hereinafter referred to as "HausTraum Schweden") and its customers in relation to consulting, support and brokerage services relating to the acquisition, rental, valuation and use of real estate in Sweden.
Any differing terms and conditions of the customer shall only apply if HausTraum Schweden has expressly agreed to their validity in writing.
2. Scope of services
HausTraum Schweden offers – depending on individual agreements – the following services in particular:
personal advice when buying or selling real estate in Sweden
Organization and accompaniment of tours
Translation services (e.g., proposals, contracts, official correspondence)
Support with administrative processes and dealings with authorities
Facilitating contacts with real estate agents, lawyers, banks, insurance companies, tradespeople and other partners.
Creation of real estate presentations, brochures, photo and 360° tours
Support with rental concepts, furnishing, positioning and marketing of holiday properties
Individual project support upon customer request
The exact scope of services is determined by the respective offer or contract.
3. Conclusion of the contract
The presentation of services on the website does not constitute a legally binding offer, but rather a non-binding invitation to make contact.
A contract is formed through:
written acceptance of offer,
written order confirmation from HausTraum Sweden, or
actual commencement of service provision.
4. Remuneration and terms of payment
Unless otherwise stated, all prices are in Swedish Krona (SEK) or Euro (EUR) plus applicable taxes.
Unless otherwise agreed, invoices are payable within 10 calendar days without deduction.
HausTraum Schweden is entitled to request a reasonable advance payment or partial payments for extensive projects.
In case of late payment, statutory default interest and reasonable reminder fees may be charged.
5. Customer's duty to cooperate
The customer undertakes to provide all information, documents and details required for the provision of services completely and truthfully.
Delays or additional expenses resulting from incomplete or incorrect information may be billed separately.
6. Brokerage of third-party services
HausTraum Schweden can, upon request, arrange contacts with external service providers (e.g., real estate agents, lawyers, banks, insurance companies, tradespeople or government contacts).
Contracts for such third-party services are concluded exclusively between the customer and the respective third-party provider.
HausTraum Schweden assumes no liability for services, prices, availability or decisions of these third-party providers.
7. Liability
HausTraum Sweden provides its services with industry-standard diligence.
Liability for slight negligence is excluded to the extent permitted by law. This exclusion does not apply to damages resulting from injury to life, body or health, nor to mandatory statutory liability provisions.
HausTraum Sweden assumes no responsibility for the accuracy, completeness, or timeliness of information regarding real estate, land, or projects that originates from third parties.
No guarantee is expressly given for the completion of a purchase, financing, approvals, value development or economic success.
8. No legal or tax advice
HausTraum Schweden does not provide binding legal, tax or financial advice.
Recommendations or advice do not replace individual consultation with authorized professionals (e.g. lawyers, tax advisors, banks or notaries).
9. Digital Content and Usage Rights
All content created by HausTraum Sweden (texts, images, exposés, concepts, videos, 360° tours, designs or presentations) is subject to copyright.
Reproduction, distribution or commercial use is only permitted with express written consent.
10. Resignation / Termination
Orders that have already been confirmed can be terminated in writing by either party.
Services already rendered and expenses already incurred must be reimbursed in any case.
For individually commissioned projects, there is no entitlement to a full refund of payments already made.
11. Data Protection
Personal data is processed in accordance with applicable data protection law and the privacy policy published on the website of HausTraum Sweden.
12. Applicable Law and Jurisdiction
Swedish law applies, excluding any conflict of laws provisions.
The place of jurisdiction is – to the extent legally permissible – the registered office of HausTraum Schweden AB in Sweden.
13. Final Provisions
Should any provision of these terms and conditions be or become wholly or partially invalid, the validity of the remaining provisions shall remain unaffected.
Instead of the ineffective provision, the legally permissible regulation that comes closest to the economic purpose shall be deemed agreed.
